How to find a long-term rental in Penang

This guide is for people who are moving to Penang, already have a reason to stay for several months or longer, and need to find a practical long-term place to live.

It does not cover short-stay tourism, full relocation setup, or detailed document checks.

1. Where to find long-term rentals

Most long-term renters start with a mix of property portals, Facebook groups, and local contacts. Do not rely on one channel only; the same unit can appear through different agents or with different levels of detail.

Common places to search:

  • Property portals: PropertyGuru, iProperty, Mudah.my, Property Genie, and similar Malaysia property sites.
  • Facebook groups: Penang expat groups, Penang rental groups, and neighbourhood-specific groups. Treat Facebook posts as leads to screen, not as verified listings.
  • Condo management offices: Some buildings have management staff, noticeboards, or resident contacts who know owners with units available.
  • Owner-direct listings: These can appear on Mudah.my, Facebook, or through local referrals. They may reduce agent friction, but still need basic document and payment checks.
  • Agents: Agents are common in Penang rentals. Use them as one discovery channel, but keep this page focused on finding and screening places, not checking professional credentials.

2. Which areas fit which needs

These are editorial observations, not absolute rules. The right area depends on commute, campus or work location, budget, and whether you want walkability or quieter space.

Tanjung Tokong / Gurney / Seri Tanjung Pinang People who want malls, seafront condos, restaurants, and easier access to expat-heavy areas. Rents can be higher, and some buildings are more family-sized than solo-renter friendly.
Tanjung Bungah / Batu Ferringhi People prioritising beach-side living, quieter surroundings, and larger residential units. Commute time to George Town, Bayan Lepas, or USM can be significant.
George Town / Pulau Tikus / Macalister People who want central access, food, clinics, older neighbourhoods, and shorter hops around town. Parking, traffic, building age, and noise vary widely by street and building.
Gelugor / Sungai Dua / USM area Students, university-linked residents, and people who need access to USM or the bridge corridor. Building quality and furnishing standards vary; check commute and daily groceries carefully.
Bayan Lepas / Sungai Ara / Queensbay People working near the airport, factories, Free Industrial Zone, or southern island. Less central for George Town nightlife and northern-island lifestyle.
Mainland / Butterworth / Batu Kawan People prioritising lower cost, newer developments, or mainland work access. This is a different daily-life pattern from island living; bridge or ferry commute matters.

Do not treat this as a "best areas" ranking. It is a first-pass filter for deciding where to view units.

3. Rent and deposit: rough market ranges

Market rent is not official. The ranges below are working observations from current public listings checked in July 2026 on PropertyGuru and Mudah.my. They should be treated as starting points for comparison, not as price promises.

Observed July 2026 listing ranges:

  • Basic 2-bedroom flats / older apartments: roughly RM550-RM1,300 per month in lower-cost or less central areas, based on Mudah.my Penang apartment listings.
  • 2-bedroom condos / serviced residences in George Town, Gelugor, and Bayan Lepas: roughly RM1,800-RM3,200 per month for many current furnished listings, with premium projects higher.
  • Tanjung Tokong / Seri Tanjung Pinang condos: current public listings commonly show 3-bedroom family units around RM2,000-RM3,800, with larger or seafront units higher.
  • Premium seafront or branded developments: can move well above these ranges depending on size, view, furnishing, and building.

Deposit and upfront payment

  • A common market practice is typically 2 months' security deposit, half a month for utilities, plus 1 month advance rent. This is convention, not law, and can vary or be negotiated depending on the landlord, unit, and lease terms.
  • Tenancy and lease instruments can attract stamp duty under Malaysia's Stamp Act 1949. HASiL states that instruments creating interests in property, including tenancies and statutory leases, are subject to ad valorem duty. Confirm the current stamping process and amount with LHDN/HASiL or a qualified professional before signing.
  • If a landlord, owner, or agent asks for a different upfront structure, ask for the full amount, purpose, refund condition, and payee name in writing before paying.

4. Why one-bedroom units can be harder to find

New arrivals often expect a clear ladder of studio, 1-bedroom, 2-bedroom, and 3-bedroom rentals. In Penang, public listings can feel less even than that.

Current observation:

  • Many condominium listings are built around 2-3 bedroom family units, especially in larger residential developments.
  • Some smaller units are marketed as studios, serviced residences, or compact 2-bedroom layouts rather than conventional 1-bedroom apartments.
  • Room rentals and shared apartments can be easier to find than standalone 1-bedroom units in some groups and price bands.

This pattern is observational, based on current listings and community reports; no official inventory dataset is available.

Practical implication: if you are a solo renter or couple, search beyond "1 bedroom". Try "studio", "2 room studio", "service residence", "small condo", and specific building names.

5. What to check when viewing or shortlisting

Keep the first viewing practical. Before you worry about paperwork, check whether the unit actually fits your daily life.

Shortlist checklist:

  • Layout: number of rooms, usable workspace, storage, balcony, ventilation, natural light.
  • Furniture: what is included, what is decorative only, and what will be removed before move-in.
  • Internet: whether fibre is available in the building, which provider is installed, and whether the router or contract belongs to the owner.
  • Repairs: air-conditioning condition, water pressure, leaks, appliances, locks, windows, and who fixes what after move-in.
  • Parking: number of bays, visitor parking, motorcycle parking, and whether the bay is included in rent.
  • Noise: road noise, renovation noise, nearby venues, peak-hour traffic, and neighbour noise.
  • Commute: realistic travel time to campus, work, groceries, and regular errands at the hours you actually travel.
  • Extra costs: utilities, Wi-Fi, maintenance fees if passed on, cleaning, access cards, parking stickers, and move-in fees.
  • Furnishing standard: check the mattress, sofa, washing machine, fridge, curtains, and air conditioners in person if possible.
  • Move-in timing: whether the unit is vacant, currently tenanted, under repair, or only available after a future date.
